What do East Bay property managers usually charge?

Published rates run from 6 to 10% of collected rent plus a leasing fee of half to one month's rent. All East Bay Properties lists 6 to 8%, Stokley 7%, Parks 6.5 to 8%, Utopia 8 to 10% with no leasing or renewal fees, Hayward Property Management 5% plus 50% leasing, Apexnest 5.9% plus 50% leasing or 10% all-in. Our 7% sits in the middle, with no vacancy fee and no repair markup.

Flat-fee companies charge $150 to $199 a month. Why pay a percentage?

A flat fee is not always cheaper. Ziprent is $150 a month plus $1,500 for placement and $250 per renewal; Mynd is $169 to $199 a month. On a $2,085 Oakland 1BR, $150 a month is 7.2% before the $1,500 placement, which is more than half a month's rent there. On a $5,200 house in Lafayette the flat fee is a better deal on paper. What to ask before you pick one: whether local registry filings, business tax certificates and increase notices are included, whether showings are in person, and what the placement and renewal charges add up to over a year.

How is the leasing fee earned?

It is charged once, when a tenant has signed the lease and paid. It covers the work of pricing the unit, listing it, running showings, screening every applicant to the written standard, preparing the lease with the AB 1482 or local notices the unit requires, and the move-in condition report. If we do not place a tenant, nothing is owed. By comparison, All East Bay Properties charges 50% of a month for managed units or 75% for placement only, and Stokley charges 50% of a month or $1,500, whichever is more.

What does a vacant month actually cost me?

The rent, plus whatever you keep paying on the building. At Oakland's average rent of $2,323 an empty month is $2,323 gone; in Berkeley at $2,597, Walnut Creek at $3,100 or Fremont at $3,177 it is more. Against that, a 7% management fee on a $2,323 unit is about $163 a month, so one avoided month of vacancy pays for more than a year of management. Pricing to the market and turning the unit fast is where a manager earns the fee.
